Do I really need to consider home staging before selling a home?

Is there a benefit to home staging? Real estate experts say, YES! When it comes to selling a home, it is important to view the home as a potential buyer. You will want to stage the home to appeal to a wide variety of buyers. Before you get started, you should know these home staging do’s and don’ts.


  • Ask your realtor for staging advice or hire a professional. You may be an excellent judge of style, but it never hurts to have an expert’s opinion.
  • Pack up as much as possible. You are moving out anyway, so this will help you get started.
  • Clear off countertops and put away knick-knacks and decorative items. People want to be able to envision themselves in your home. Your personal items make that hard to do, so go ahead and pack them away. A few decorative items are alright, but in terms of selling your home, less is more. 
  • Put away family photos. This one is hard. It is your home! However, you want buyers to have the potential to see the home as their own and photos are a reminder that they guests in your home.
  • Paint walls a neutral color. Avoid bold colors and wallpaper. This means doing a little work before placing your house on the market, but you will attract more potential buyers this way.
  • Make updates that are needed to add value to your home and attract buyers.
  • Accentuate the curb appeal. Trim hedges and plant flowers. It may seem like a small thing, but first impressions are important.
  • Make sure that each space is clearly defined and makes sense. Avoid multi-purpose rooms such as guest room/workout/office all in one. This makes it hard for buyers to envision the intended purpose of the space.
  • Consider removing bulky furniture and decor. This can make your space seem smaller than it is and you want buyers to see the full potential of the space.
  • Keep it clean. Sweep, vacuum, and dust daily. Vacuum main areas right before a showing so that the house appears to be recently cleaned.
  • Light a scented candle for a few minutes before a showing and then blow it out. This is just to get a warm, pleasant aroma to make the home more inviting. 
  • The home staging can set the mood for buyers when they walk into your home. The buyer’s mood can influence their overall impression, so the staging of the home is a worthwhile investment of time and money.
  • Keep calm in staging your home. Staging and selling a home takes a lot of hard work. The more work you put into it, the more likely you are to sell quickly.



  • Take it personal when your home stager’s suggestions require change. They are not meaning to insult your style. They are the experts in home staging and have experience with what buyers are looking for. The more open you are to listening to staging advice, the better chance you have of attracting attention to your home.
  • Leave out clutter. Clutter distracts from the features of your home. Buyers often notice details in your home more than you do. Because you are so accustomed to your space, it can be easy for you to leave unsightly clutter about without even realizing, so make this little item part of your home staging to-do list.
  • Leave kids’ toys in view. It is challenging to show your home if you have little ones. Keeping toys picked up and put away may not be easy, so limit the toys available for your kids to access during the process of showing your home. This will make it easier when you have to prepare for a last minute showing.
  • Stuff everything in the closets. Buyers want to see what kind of storage space the home has, so part of your home staging should include maximizing the buyer’s ability to clearly see the space available. If closets are packed, the buyer will likely think that there is not enough storage space.
  • Leave out too many personal items. First of all, you don’t want to leave out valuables while you are showing your home to complete strangers. Additionally, your personal items remind the buyer that someone else is living in the home. It may seem silly, but the easier it is for the buyer to see themselves in your home, the easier it will be for you to sell quickly.
  • Paint walls bright or bold colors that might be distracting to buyers. You may love bright orange, but keep in mind that not everyone who walks through your front door will love it as much as you do. It is better to keep with neutral colors and let the buyer envision their own color palette.
  • Hide unique features in your home with furniture. Avoid leaving furniture in front of windows or placing rugs over special flooring features.
  • Purchase new furniture. As long as the furniture you have is not too distracting, just leave it. You can always spruce things up with new accent pillows or throw blankets.
  • Leave appliances out in the kitchen. Maximize appearance of space. Anything left on the counters takes up space. Counter space is an important selling feature, so you want to make sure buyers see the full potential of the space.
  • Leave trash in waste baskets. Bag up trash before a showing and place in an outside receptacle. Even though you are still living in your home, the idea is to help the buyer envision themselves living there, so try to keep your trash out of sight.
  • Do any big renovations. There is no need to take on any big projects prior to selling or home staging. Buyers will have their own ideas of the changes that would like to make.
